Buying a property: how it works

From the day you find the right property to the day you get the keys, here is what we do for you at each stage.

  1. 1Step 1

    Contract review

Send us the contract before you sign. We check the price, deposit, special conditions and key dates, and explain anything unusual in plain English.

  2. 2Step 2

    Signing and cooling-off

Once the contract is signed, we confirm your deadlines, including the cooling-off period, and make sure your deposit is paid on time.

  3. 3Step 3

    Searches and due diligence

We order title, council, rates and other searches, and review the seller's disclosure documents so there are no surprises.

  4. 4Step 4

    Finance and inspections

We keep track of your finance and building and pest dates, and advise you on your options if a problem comes up.

  5. 5Step 5

    Preparing for settlement

We prepare the transfer documents and settlement figures, calculate transfer duty and coordinate with your lender and the seller's lawyer.

  6. 6Step 6

    Settlement and keys

We settle electronically through PEXA, lodge the transfer for registration in your name, and let you know when you can collect the keys.

Property development: how it works

We act for developers and landowners at each stage of a project, from buying the site to settling the final sales.

  1. 1Step 1

    Site acquisition

We prepare or review the contract for the site, with due diligence and approval conditions that protect you if the project is not viable.

  2. 2Step 2

    Due diligence

We review title, easements, covenants, zoning and the planning scheme, working with your town planner, surveyor and other consultants.

  3. 3Step 3

    Development approval

We review the conditions of your development approval (DA) with your consultants and the council, so you understand the obligations and costs.

  4. 4Step 4

    Project agreements

We prepare joint venture agreements, building contracts, project management agreements and finance documents.

  5. 5Step 5

    Off-the-plan sales

We prepare off-the-plan contracts, disclosure statements and community management statements, and manage sales and deposits.

  6. 6Step 6

    Titles and settlement

We handle the plan of subdivision and the community titles scheme through to registration of the new titles, then settle each sale.

Commercial and retail leasing: how it works

Whether you are a landlord or a tenant, here is how we take your lease from offer to signing, and support you after that.

  1. 1Step 1

    Before you commit

Send us the offer to lease or heads of agreement before you sign. We check the key terms, such as rent, term, options and incentives.

  2. 2Step 2

    Disclosure and due diligence

For retail shop leases, we check the disclosure statement, which must be given at least 7 days before signing. We also confirm permitted use, zoning and outgoings.

  3. 3Step 3

    Lease review or drafting

We draft or review the lease, including rent reviews, outgoings, make-good, guarantees and security, and explain your obligations.

  4. 4Step 4

    Negotiation

We negotiate amendments with the other side so the lease reflects what was agreed and protects your position.

  5. 5Step 5

    Signing and registration

We arrange signing, the bank guarantee or bond, and registration of the lease with Titles Queensland where appropriate.

  6. 6Step 6

    Ongoing support

We help with option deadlines, rent reviews, renewals, assignment when you sell your business, and any disputes.
